For tile roofs, the tile itself often outlasts the underlayment by decades. When the underlayment fails — typically at 25-30 years — we can pull and reset your existing tile. Tile roof "replacement" often means new underlayment only. That costs far less than starting fresh.

Most Valley cities sit in climate zones 12 and 13, where Title 24 (the state energy code) may require cool-roof materials that reflect heat. Our replacement process step by step

  1. Free inspection + written quote: Brian or a senior crew lead walks the roof, measures, and checks for deck rot or ventilation issues. You get a written quote within 5 business days. It spells out the material, system, and warranty tier. It also lists any needed upgrades — vent replacement, deck repair, or added kickout flashing (metal that steers wall runoff into the gutter).
  2. Schedule + material order: we book your project 4-8 weeks out depending on season. Materials are ordered to spec — we don't substitute brands or grades.
  3. Tear-off day: the existing roof comes off completely. We never "layover" new shingles over old — that voids warranties and traps moisture. All debris is loaded directly to the dump truck, never tossed on your landscaping.
  4. Deck inspection + repair: with the roof off, we inspect the deck for rot, soft spots, and inadequate spans. Any deck repair is documented with photos and quoted separately if not in the original estimate.
  5. Underlayment + flashings: we install ice and water shield at the eaves and valleys, then synthetic underlayment across the rest of the roof. New step flashing at all walls and chimneys. New pipe boots (the seals around vent pipes). New ridge and eave ventilation that meets Title 24.
  6. Shingle / tile installation: per manufacturer-tested assembly for full warranty qualification. Nailing pattern verified for high-wind exposure. Photo documentation at every stage.
  7. Final cleanup + walk-through: magnetic sweep of yard and driveway for stray nails. Final walk-through with you on completion.
  8. Warranty registration: we register your manufacturer warranty within 30 days of completion (this is required for GAF Golden Pledge and CertainTeed SureStart Plus). Written workmanship warranty from NuShake on top.

  • Owens Corning system warranties: registered on qualifying OC roofing systems by our OC Preferred crew.

For tile roofs, manufacturer warranties on Eagle, Boral/Westlake, and US Tile concrete tile range from 50 years to limited lifetime. NuShake's workmanship warranty covers installation regardless of material choice.
