When to schedule a roof inspection
Most Bay Area homeowners benefit from a roof inspection every 3-5 years, plus after any major storm event. NuShake provides free inspections with no obligation — Brian or a senior crew member walks your roof, documents condition with photos, and delivers a written report. The inspection isn't a pretext to upsell a replacement; many of our reports tell homeowners their roof has 5-10 years of remaining service life with minor maintenance.
Schedule an inspection when: (1) you've owned the home 5+ years and have never had it inspected, (2) you've noticed minor leaking or water staining, (3) you're considering a home sale and want to disclose roof condition accurately, (4) your insurance company requested a roof condition report for renewal, (5) you're planning a solar install and want to confirm the roof has enough remaining life to justify the panels (we recommend at least 15+ years of remaining roof life before solar).
What our 50-point inspection covers
Every NuShake inspection walks every roof slope, every penetration, every transition, and the attic interior where accessible. We document:
- Shingle / tile / membrane condition: granule loss, curling, cracking, lifted edges, hail damage, fading patterns
- Ridge + hip caps: proper nailing, sealant integrity, lifted caps from wind events
- Valleys + flashings: sealant condition, kickout flashing presence, step-flashing wear at chimneys and walls
- Pipe boots + vent stacks: rubber boot integrity (replacement typically needed at year 8-12), sealant condition
- Skylights + chimneys: curb flashing, counter-flashing, sealant + caulk condition
- Gutters + downspouts: attachment, slope, debris, splash impact at fascia
- Eaves + fascia: sign of water staining, soft spots indicating decking decay
- Attic interior: insulation condition, ventilation adequacy, moisture staining on rafters
Common issues we find in Bay Area homes
After 30+ years of Bay Area roofing experience, NuShake has cataloged the most common Bay Area roof failure patterns. Pipe boots crack from UV exposure at years 8-12 — almost universally need replacement on roofs older than a decade. Kickout flashings are missing from many homes built before 2005 — this is where water from a wall meets a roof valley, and missing kickout flashing routes water behind siding into the wall cavity. Valley flashings wear at years 12-18 even on 30-year shingle roofs; we replace them during inspection if needed.
Atmospheric river storms 2023-2024 exposed widespread underlayment failures on Bay Area roofs installed in the mid-1990s — the underlayment outlived its rated 25-year service window. Our inspections specifically document underlayment condition, which is the layer that prevents long-term leaks even when individual shingles are still intact.
What we look for on Central Valley roofs
Central Valley roofs age differently than coastal ones. Summer heat in Ripon, Manteca, and Stockton runs 100 to 105°F for weeks, and that heat dries out shingles and cracks pipe boots (rubber seals around vent pipes) ahead of schedule. Valley dust and orchard debris collect in gutters and roof valleys, where they trap moisture. Tule-fog winters keep shaded slopes damp for weeks, and winter wind events can lift ridge caps. Our inspection checklist gives Valley homes extra attention at each of these wear points.
Written report — what you get
Within 1-2 business days of inspection, you receive a written report including: (1) summary of overall roof condition with remaining service life estimate, (2) photo documentation of any issues found, (3) prioritized recommendations (immediate vs deferred vs cosmetic), (4) repair quotes where applicable, (5) replacement quote if remaining life is less than 3 years. Many homeowners use these reports for insurance documentation, home-sale disclosures, or solar feasibility assessments. There is no charge and no obligation.
